Check for Compressed Insulation

Blown-in insulation can settle over time, reducing its effective R-value. Measure the depth of attic insulation and compare to the year before. Significant compression or settling may indicate the need for a top-up. Also check for areas where insulation was displaced by rodents or by stored items placed in the attic over winter.

Inspect for Animal Intrusion

Spring is when evidence of winter rodent activity becomes visible. Mice, squirrels, and raccoons can compress, contaminate, or displace insulation. Look for droppings, nesting material, chewed wires, and tracks in the insulation. If animal activity is found, exclude the animals, clean up contaminated material, and seal entry points before adding new insulation.

Check Soffit Vents

Verify Ventilation Is Unobstructed

Check that ridge vents, gable vents, and soffit vents are all functioning. Airflow through the attic is essential for both winter (cold roof deck prevents ice dams) and summer (hot air must exit to prevent heat buildup that shortens shingle life). Attic temperatures in summer should not be dramatically higher than outdoor temperatures if ventilation is adequate.

Check Vapour Barrier Integrity

If you have access to the vapour barrier (in unfinished basements or utility rooms), inspect it for tears, gaps, or improper sealing. In older homes, the vapour barrier may be damaged or non-existent. Summer is a good time to repair or install vapour barrier in accessible areas.

Seal New Gaps

Homes shift and settle over time. New gaps can open around windows, doors, foundation penetrations, and attic access points. Summer's warm, dry conditions are ideal for applying caulk, spray foam, and weatherstripping. Walk the perimeter of your home, both interior and exterior, and seal any cracks or gaps larger than 1/8 inch.

Fall: Pre-Winter Preparation (September–November)

Fall is the critical preparation window before Renfrew County's winter sets in. This is when you ensure your insulation is ready for another season of −30°C temperatures.

Verify Insulation Depth Meets R-50 Target

Measure the insulation depth in your attic. If it has settled significantly, or if you never reached the recommended R-50 level, add more. For blown-in cellulose, R-60 requires roughly 18–20 inches of settled depth. If you can see the ceiling joists clearly, you almost certainly need more insulation. A tube of caulk and a can of spray foam applied to these areas can reduce heating costs by 10–20% in a typical older Pembroke home.

Check Attic Hatch Insulation

The attic hatch or access door is often the single largest air leak in a home. Ensure the hatch cover is insulated (at least R-20 worth of rigid foam or batt insulation on the back) and that it has continuous weatherstripping around the perimeter. Monitor for Ice Dams

In emergencies, calcium chloride ice melt socks placed perpendicular across the roof can create channels for water to escape. Do not use rock salt (damages shingles). Do not chip ice dams (damages roofing).

Check for Frost in the Attic

On a very cold day (−15°C or colder), briefly enter the attic (if safe and accessible) and check for frost on the roof sheathing, nails, or insulation surface. Any frost indicates that warm, moist indoor air is entering the attic. The moisture source is likely inadequate air sealing around attic penetrations. Mark the locations for remediation in spring or fall.

Watch for Condensation on Windows

Excessive condensation on windows — beyond a light film that clears when air moves — can indicate indoor humidity levels that are too high for the building envelope's capacity. High indoor humidity in winter is often caused by air leakage from the basement, crawlspace, or other damp areas. In extreme cases, it may indicate that the vapour barrier is not functioning properly. Maintaining indoor humidity between 30% and 45% in winter is the general target for Renfrew County homes.

Check for Drafts

Cold drafts around baseboards, outlets on exterior walls, window frames, and doors indicate air leakage points. On a windy, cold day, run your hand (or use an incense stick) around these areas to detect airflow. Mark the locations for sealing when weather permits.
